Compact living corner with built-in window bench and shelves

Units under 900 square feet dominate new launches around KL, and developers rarely leave sensible walls for standard furniture. These five commissions — all real projects from the past two years — show how much a small unit can give back when the furniture is drawn around it.

1. The storage window bench

Bay windows and AC ledges are dead space in most units. A padded bench with lift-up storage turns that ledge into seating for four plus the equivalent of a full cabinet — bedding, luggage and seasonal clutter vanish. Typical cost: RM 2,800 to RM 5,500 depending on length.

2. The wall-to-wall workspace

Working from home in a 750 sq ft unit means the desk has to earn its wall. A wall-to-wall worktop with drawers below and shallow shelving above gives two people workspace in the footprint of one showroom desk, with every cable hidden in a rear tray.

3. The floating media console

Raising the TV console off the floor makes a small living room read visibly larger — the floor line runs unbroken. A 3-metre floating console with push-open flaps typically runs RM 4,000 to RM 7,000 and swallows routers, consoles and the remote-control mess.

4. The hallway-that-works

The strip behind the front door can carry a full-height shoe tower, a drop zone for keys and helmets, and a bench to put shoes on — in 35 centimetres of depth. It is the cheapest transformation on this list and the one clients thank us for most.

5. The bed with a basement

A platform bed with drawers or a lift-up hydraulic base recovers the single largest hidden volume in the home. Pair it with a headboard that carries side tables and reading lights, and the bedroom needs no other furniture at all.

Sequence matters

If you are renovating, plan built-ins before wiring and aircon trunking are finalised — sockets inside cabinets and concealed lighting cost almost nothing at that stage and are disruptive to add later. Talk to us early and we will coordinate with your electrician directly.
